One of the best things about living in North Hill is you can relax knowing your community will keep on looking as beautiful as the day you first saw it. That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. Not only does that help protect your property values, it ensures you'll always be proud to call North Hill your home.

What committees contribute to the governing board? 

Committees are not formed until after the build-out is complete and/or if a few homeowners wish to drive a committee, such as, a newsletter, social, landscape, etc.   The expectation is that the committee members will finalize a charter that describes the purpose, duration and tasks desired for and by the said committee.

Who operates the golf course?

N/A

Does the HOA survey residents to find out about new interests? 

Not typically done during the build-out period, however, after the new homeowner board is installed, they usually wish to connect the community and this would be a good idea.

Are all of the community activities included in the community’s HOA fees? 

Unsure what this question is after - there are no social committee funds within the current b/o budget, however, we do have a contingency line item of $2,800 which a few hundred dollars could be used for a ice cream social or a bbq if a member wanted to spearhead w/board approval.

Does the HOA have reserve funds? 

The HOA will collect reserve funds based on the budget for either the full budget amount or per unit sold per month.

How often are the HOA fees increased? 

The initial budget is a good-faith estimate of all the costs needed to operate with minimal increases.  Increases typically would only be entertained annually when a new budget is drafted and adopted by the Board.  The CC&R's allows for a levy if the current operating costs are way under estimated, although, that has not ever occurred for any HOA's managed by PPM to date.

Hoes the HOA maintain all the amenities? 

All the amenities that the HOA is responsible for.

Does the HOA have a community newsletter or intranet site for residents? 

Not at this time.  A website is being considered.
